Winter preparation is easy to put off when we still have a few comfortable fall days ahead. But here in Medina and across Western New York, those days are a good opportunity to address small problems before freezing temperatures, snow, and ice make repairs more difficult.
You don't have to take on a major renovation to get your home ready. Start with a walk around your property and three simple priorities:
Whether you plan to stay for years or are thinking about selling, routine maintenance helps protect the home you've invested in.
Start with gutters and drainage
Once the leaves fall, check your gutters and downspouts for debris. Make sure water can flow freely and that downspouts discharge away from the foundation.
- Clear debris from gutters and downspouts
- Look for loose gutter sections and leaking joints
- Check for areas where water collects near the house
A gutter that overflows or sends water toward the foundation deserves attention before winter arrives. Proper drainage helps protect your home from moisture problems.
Check windows and doors for drafts
Worn weatherstripping, gaps around window frames, and damaged door sweeps can make rooms uncomfortable as temperatures drop.
- Confirm windows close and latch properly
- Inspect weatherstripping around exterior doors
- Look for gaps that need appropriate caulking
These relatively small improvements can help reduce air leaks and keep your home more comfortable.
Prepare outdoor water connections
Disconnect garden hoses, drain them, and store them for the season. Have outdoor faucets and exposed water lines winterized according to the type of plumbing installed.
Some systems have an interior shutoff and require draining; others use frost-free faucets. If you're unsure what your home has, get that checked before freezing weather instead of assuming turning off the faucet is enough.
Look over the roof and exterior
From the ground, look for missing or visibly damaged shingles, loose siding, and deteriorated trim. Inside, pay attention to water stains or signs of an existing leak.
An unresolved roof leak belongs near the top of your repair list.
The goal is to identify concerns early enough to have them evaluated and repaired before snow covers them.
Get the heating system ready
Check your heating system's filter and replace it as needed, using the correct size and type. Follow the manufacturer's maintenance schedule and arrange routine service with a qualified heating professional.
Don't wait if the system has been…
- Making unusual noises
- Heating unevenly
- Struggling to keep up
Address those concerns before you depend on it every day.
Give steps and handrails some attention
Take a close look at the entrances you use most. Loose handrails, damaged steps, and uneven walking surfaces are easier to address while they're clear and accessible.
Check exterior lighting, too.
Being able to see the walkway and use a secure handrail matters when you're coming home on a dark winter evening.
Thinking about selling? Start with maintenance
If a move may be in your future, fall maintenance is a practical place to start.
A drafty door, a water stain, or a loose handrail can become a question during a showing or inspection. Addressing concerns now gives you more time to plan repairs and keep records of the work completed.
That doesn't mean every home needs a major update before it goes on the market.
At The Kennedy Real Estate Team, we help homeowners think through their home's condition, their timeline, and which improvements deserve attention before listing.
